RENO MEDIAN SALES PRICE hit all-time highs in June at $700k and July at 710k. Median Sales Price in August was $679,000  ⬆️ 10% year-over-year! Aug 2026 US MEDIAN SALES PRICE was $400,649 ⬆️ 1.9% year-over-year. Overall, our local market consistently outperforms the majority of the US Real Estate market. Here is a snapshot of our appreciation over the last several years:
  • MEDIAN DAYS TO CONTRACT in August 2026 was 28, ⬆️ 7.7% increase compared to August 2025. The graph below shows that our market has been moving more slowly overall than in the “COVID Frenzy” with the exception of the “COVID Spike” in 2022:
  • ACTIVE INVENTORY IN AUGUST 2026. There were 618 single-family homes actively available for purchase in Reno. Overall, there are fewer active listings on the market than during “Pre-COVID” years:
WHAT FACTORS ARE DRIVING LOW INVENTORY AND SLOWER PACE?
1) SEASONAL TRENDS: Real estate activity typically slows as we head into the fall and winter months, particularly through the holidays.
2) THE “LOCK-IN” EFFECT: Many homeowners are holding onto the historically low mortgage rates on their current homes, delaying moves they might otherwise have already made.
3) PERCEIVED HIGH INTEREST RATES: While mortgage rates climbed well above 8% during portions of the 1970s through 2000, they fell to historically low levels below 3% during the pandemic. The long-term average is approximately 7.7%. In August 2026, rates fluctuated between 6.55% and 6.73%—still below that historical average.
4) AFFORDABILITY: Home prices have risen over time as limited inventory meets consistent demand. Combined with today’s higher borrowing costs, that has created affordability challenges for many buyers, particularly first-time buyers.
